A proper going-over of the boiler you've already got

Getting your boiler serviced once a year is the single most straightforward thing you can do to keep your heating reliable. It keeps your warranty valid, it picks up small problems before they become expensive ones, and if you're a landlord it's a legal requirement.

A service with me takes around 45 to 60 minutes. I work through a fixed checklist, I give you a written record of everything I find, and I'll tell you honestly if something needs attention. No upsell.

I've serviced Worcester Bosch, Vaillant, Baxi, Ideal, Glow-worm, Viessmann and most other common makes. If something looks worn or needs attention, I'll tell you clearly before any extra work is agreed.

Flue check

I inspect the flue and terminal for blockages, damage or incorrect positioning — a blocked or faulty flue is a carbon monoxide risk.

Combustion analysis

I connect an analyser to measure CO and CO₂ output. This tells me how efficiently the boiler is burning and flags internal problems that aren't visible from the outside.

Gas pressure and heat exchanger

Both inlet and working pressure are measured against the manufacturer's specification. I check the heat exchanger for cracks, corrosion or sooting.

Safety devices and written record

The overheat thermostat, pressure relief valve and flame supervision devices are tested. You get a completed service record at the end — landlords receive a CP12 gas safety certificate.

Why it matters

The case for booking one every year

Most boiler breakdowns I attend were preventable. A cracked heat exchanger, a failing pump, a build-up of scale on the burner — these all start small. Caught at a service they're usually a straightforward repair; left until the boiler stops working they're an emergency call-out, often in December.

Manufacturer warranties almost always require an annual service by a Gas Safe engineer to stay valid. If you're a landlord, the Gas Safety (Installation and Use) Regulations 1998 require a gas safety check on every gas appliance every 12 months, with the certificate kept on file and given to tenants within 28 days of the check.

If your boiler hasn't been serviced in the past year, or if you've moved into a property and don't know when it was last done, now is a sensible time to book one.

Common questions about boiler servicing in Exeter

How long does a boiler service take?

Usually 45 to 60 minutes for a standard combi boiler. System boilers with a separate cylinder may take a little longer. I'll let you know before I start if it's likely to take more time.

Do I need to be home during the service?

Yes. I need access to the boiler and, on a system boiler, the cylinder and any other gas appliances being checked. I also need someone available to answer questions if I find something that needs attention.

What if you find a fault during the service?

I'll explain exactly what I've found and give you options. Minor faults — a worn seal, a low gas pressure reading — I can often repair at the same visit if I have the part. For anything more involved I'll quote you separately before doing any additional work.

I'm a landlord. Is a service the same as a gas safety check?

They overlap but aren't identical. A gas safety check (which produces the CP12) covers all gas appliances in the property and confirms they're safe to use. A boiler service is a more detailed inspection of the boiler itself. I combine both into a single visit so you get the CP12 and a full service record at the same time.

How often should a boiler be serviced?

Once a year, every year. That's the manufacturer recommendation, the warranty requirement and the landlord legal requirement. Don't leave it longer.
